At Chella Property Services Ltd, we pride ourselves on delivering a seamless and professional lettings experience. Our comprehensive service includes:

OPTION 1

  • Rental Assessment: Conducting a thorough visit to your property to provide an accurate rental valuation.
  • Property Marketing: Showcasing your property effectively through various marketing channels to attract suitable tenants.
  • Viewings: Managing and conducting viewings with prospective tenants, ensuring professionalism throughout.
  • Tenancy Negotiation: Facilitating the negotiation process to establish a tenancy agreement between you and the prospective tenants.
  • Holding Deposit Management: Securing a holding deposit to confirm both the landlord’s and applicant’s commitment, subject to contract and references.
  • Tenant Referencing: Coordinating comprehensive referencing for tenants and guarantors, if applicable (please refer to the Fee Schedule for details on associated costs).
  • Tenancy Agreement Preparation: Drafting and organizing the signing of the tenancy agreement by all parties involved.
  • Inventory and Schedule of Condition: Arranging for an inventory and schedule of condition to be compiled (at the landlord’s expense).
  • Initial Rent Collection: Collecting the first instalment of rent from tenants and ensuring smooth fund transfers.
  • Deposit Registration: Registering the tenancy deposit with a government-approved deposit protection scheme or holding it in compliance with relevant tenancy regulations.
  • Rent Statement: Providing a detailed statement for the first rent instalment, ensuring complete transparency.
  • Tenancy Renewal Negotiation: Managing tenancy renewals at the end of the fixed term or during periodic tenancies (commissions and fees apply).
  • Right to Rent Checks: Conducting all required Right to Rent checks to comply with legal obligations.

 

Our fee for this service is 12% of the monthly rent (excluding VAT), ensuring a hassle-free and fully compliant lettings process.

OPTION 2

Chella Property Services Ltd – Rent Collection Service

At Chella Property Services Ltd, our Rent Collection Service builds upon our comprehensive Lettings Service to offer you a streamlined and stress-free property management experience. This service includes:

  • All Services in the Lettings Service: Incorporating every element of our Lettings Service, as outlined previously.
  • Safety Compliance: Ensuring all necessary safety paperwork, such as the Gas Safety Certificate and Electrical Safety Checks, is in place at the start of the tenancy (any safety checks will be arranged at the landlord’s expense).
  • Standing Order Setup: Assisting the tenant(s) in setting up a standing order to facilitate consistent rent payments on your behalf.
  • Payment Management: Coordinating regular rent payments from tenant(s) in accordance with the terms of their tenancy agreement.
  • Ongoing Rent Accounting: Providing detailed rent statements throughout the tenancy, which include rent received, invoices paid on your behalf, and our applicable fees or commissions.

Our fee for this service is 12% of the monthly rent (excluding VAT), ensuring both compliance and convenience for landlords.

OPTION 3

Chella Property Services Ltd – Fully Managed Service

At Chella Property Services Ltd, our Fully Managed Service is designed to provide landlords with comprehensive support and peace of mind. This service includes:

  • All Services in Lettings Service and Rent Collection: Incorporating all elements of our Lettings and Rent Collection services.
  • Utility and Council Tax Notification: Informing utility providers (gas, electricity, and water) and council tax authorities of your tenant’s details, where applicable.
  • Key Management: Holding a set of keys securely for the duration of our agreement.
  • Scheduled Property Visits: Conducting property inspections every six months to ensure tenant compliance and property upkeep.
  • Safety Record Renewals: Recording renewal dates for safety documents and arranging for necessary renewal checks (all safety checks are arranged at the landlord’s expense).
  • Repairs and Maintenance: Arranging for repairs and maintenance within the property and accounting for these expenses on your statement up to £5000.00 (excluding VAT).
  • Cost Management for Major Maintenance: Obtaining two estimates for maintenance projects exceeding £5000.00 (excluding VAT).
  • Tenant Liaison: Managing all communications and tenancy-related matters with your tenant under our management service.
  • Tenancy Notice Service: Serving a standard notice to end the tenancy at the conclusion of the fixed term or during a periodic tenancy (excluding matters related to rent arrears or breaches of the tenancy agreement).
  • Tenant Check-Out: Arranging for the tenant’s check-out process at the property (refer to the Fee Schedule in Part B for associated costs).
  • Dilapidations Management: Securing quotes for repairs or work required due to dilapidations or other landlord responsibilities.
  • Deposit Negotiations: Informing tenants and negotiating potential deductions from the tenancy deposit based on property conditions.
  • Deposit Administration: Administering the return of the agreed deposit either via [The Deposit Protection Service] or directly from our client account.
Our fee for this service is 20% of the monthly rent (excluding VAT), ensuring expert management and full compliance throughout the tenancy.
